What a Calgary roof takes

Calgary sits at roughly 1,045 metres of elevation on the edge of Alberta's hail corridor, and chinook winds push the city through freeze-thaw cycles that most Canadian cities never see. Three forces age a roof here faster than the manufacturer's warranty period suggests.

  • Hail

    The 5 August 2024 Calgary hailstorm produced nearly $2.8 billion in insured damage and more than 130,000 claims, making it the second-costliest insured event in Canadian history after the 2016 Fort McMurray wildfire. The Insurance Bureau of Canada reported that almost one in five Calgary homes was affected.

  • Freeze-thaw

    A chinook can lift the temperature 20 degrees in a few hours. Meltwater runs down the slope, reaches the cold overhang past the heated wall line, and refreezes. That is how ice dams form and how water gets forced backwards under shingle courses.

  • Wind

    Chinook gusts lift shingle tabs along ridges and rake edges. Once a tab breaks its seal strip, the course below it is exposed.

What we repair

Four coverings, four different answers

The covering determines the repair. A shingle roof, an SBS membrane, a standing seam panel and a clay tile fail in completely different ways, and a contractor who treats them the same is guessing.

Shingle roofs

Asphalt shingle repairs cover blown tabs, cracked and creased shingles, exposed fasteners, and failed seal strips. Under the National Building Code, asphalt shingles need a slope of at least 1 in 3 for normal application. Between 1 in 3 and 1 in 6 they need low-slope application with additional shingle thicknesses. Below 1 in 6 they do not belong on the roof at all, and the correct answer is a membrane. Flat and low-slope roofs

Tile roofs

Concrete and clay tile repairs cover cracked and slipped tiles, failed underlayment beneath sound tile, and broken hip and ridge bedding. The tile usually outlives the underlayment beneath it, which is why a tile roof can look intact and still leak. Tile roof repair

Diagnosis

Roof leaks

A roof leak shows up where water leaves the structure, not where it entered. Water passes the covering, lands on the underside of the sheathing or on a truss chord, and runs along the framing until something interrupts it. That interruption is usually a light fixture, a drywall seam, or a ceiling penetration, and it can sit metres from the actual hole. Finding the entry point is the work.

Ranked by how often we find them, not by how often homeowners guess them.

  • 01

    Flashings

    Step flashing at sidewalls, headwall flashing, chimney counter flashing and skylight curbs. Flashing is where the roof stops being a roof and becomes a joint with something else.

    Plumbing vent boots

    The rubber collar around a plumbing stack has a shorter service life than the shingles around it. It cracks at the collar and water runs straight down the pipe.

    Valleys

    Two slopes concentrating their combined water into one channel. Debris collects, ice forms, and water backs sideways under the courses.

    Ice dams

    Meltwater runs down a warm slope, hits the cold overhang past the heated wall line, and refreezes. Water pools behind the dam and is forced backwards under the shingle courses. The code requires eave protection extending at least 900 mm up the slope and at least 300 mm inside the inner face of the exterior wall for exactly this reason.

    Failed or lifted shingles

    Wind-broken seal strips leave the course below exposed.

    Low-slope tie-ins

    Where a flat addition or a porch meets a shingled main roof.

Method

How we find it

  1. Interior. Locate the stain, establish the framing direction above it, and work out which way water would have travelled.
  2. Attic. Look for the stain trail on the sheathing and the framing. Water leaves a mark on the path it took. Check the insulation for wet patches and the sheathing for frost.
  3. Roof. Inspect the suspect area, then inspect every flashing, boot and valley on that slope regardless.
  4. Water test if needed. Isolate the roof in sections with a hose, starting low and working up, with someone watching inside.

Skipping the attic step is how contractors patch the wrong thing. Once we have found it, the repair is flashing replacement and re-integration, vent boot replacement, valley repair and re-flashing, shingle and membrane repairs, eave protection replacement where ice damming has got past it, chimney counter flashing, or skylight curb flashing.

An emergency roof repair stops water entering the building now. It is containment, not restoration. The permanent repair happens afterwards, in daylight, in dry conditions, with the damage properly scoped. Trying to do both at once in a storm produces a bad permanent repair and delays the containment.

What counts as an emergency

  • Water actively entering the living space
  • Shingles or panels blown off, leaving deck or underlayment exposed
  • Storm or hail damage with visible openings in the covering
  • A tree limb or debris on the roof
  • A collapsed or sagging section
  • Membrane torn open on a low-slope roof with rain forecast

A stain on the ceiling with no active water is not one, and neither is a ceiling drip during a warm winter spell with no precipitation. Missing shingles on a dry forecast should be repaired soon, but not at 2am at emergency rates. Being honest about that distinction is worth more than the call-out fee.

What to do before we arrive

Protect the inside first. Move furniture and electronics out of the water path. Put a container under the drip.

Relieve a bulging ceiling. A drywall ceiling holding water will eventually let go all at once. A small hole punched at the low point of the bulge, with a bucket underneath, drains it in a controlled way and saves the ceiling.

Turn off power to affected circuits if water is anywhere near a light fixture or an outlet.

Photograph everything before you move or clean anything. Insurers want the untouched scene.

Do not go on the roof. A wet or hail-covered Calgary roof after a storm is the wrong place to be, and a fall costs more than the roof.

What we do on arrival

  1. Make the area safe and confirm nothing structural is compromised.
  2. Contain the water. Tarping over the affected area, secured properly, or a temporary membrane patch, or interior diversion if the roof cannot be safely accessed in the conditions.
  3. Photograph and document the damage for the insurance file.
  4. Provide a written scope for the permanent repair.

Storm and hail damage usually become insurance claims, and documentation from the night of the event carries weight with an adjuster. Containment on the day is what stops a roof problem becoming an interior restoration problem while everyone else queues.

The misdiagnosis that costs the most

Attic rain is not a roof leak

Water dripping from a Calgary ceiling in February is more often attic rain than a roof leak. Warm humid air escapes the living space into an under-ventilated attic, condenses as frost on the cold underside of the sheathing, and then melts during a chinook. The roof is watertight. The ventilation and the air seal are not.

The National Building Code requires unobstructed attic vent area of not less than 1/300 of the insulated ceiling area, rising to 1/150 where the roof slope is less than 1 in 6, with at least 25 percent of that area at the top of the space and at least 25 percent at the bottom. It also requires at least 63 mm of clear space between the top of the insulation and the underside of the sheathing, reduced to 25 mm where preformed baffles are installed.

How fast can you get to an active leak?

After a major hail or wind event, honestly, you get a queue position rather than a promise: the whole city calls a roofer the same week. We will tell you on the phone which of the two you are getting rather than book you and miss it.

Do you charge more for an emergency call?

Draft Emergency containment in Calgary generally runs $300 to $800, depending on access, roof type and how much area has to be covered. Work outside normal hours, in the dark, or in weather sits at the top of that range. You get the number before we start, not on the invoice afterwards.

Do you charge to find a leak?

Draft Not when the source is visible from the roof and we are quoting the repair anyway. A full investigation is different work: attic access, water testing, moisture readings, sometimes two visits. That is typically $150 to $350, and it comes off the repair if you go ahead with us.

Can you repair a leak in winter?

Yes. Containment is always possible. Permanent repairs depend on the material and the temperature, and we say which one we are doing.

Will my insurance cover emergency tarping?

Most Alberta homeowner policies cover reasonable temporary measures taken to prevent further damage. Keep the invoice and the photographs.

How long does a tarp hold?

A properly secured tarp is a weeks measure, not a months measure. Chinook wind will find any loose edge.

Do you charge for an estimate?

No. Estimates are free and written.

Do you subcontract?

Pending client inputin-house crew or subcontracted, and whether any trade is subbed out. This is a trust claim about how the business is actually run, so it cannot be drafted from research. A specific answer here is worth more than any amount of copy.

What warranty do you give on workmanship?

Draft The Calgary market norm is a written workmanship warranty of 5 to 10 years, separate from the manufacturer warranty on the shingle itself. Almost every leak in a roof's first decade is an installation problem rather than a material defect, so the workmanship term is the one worth reading.

Do you handle the insurance claim?

We document damage, photograph it, and provide a written scope an adjuster can work from. The claim itself stays between the homeowner and the insurer.

Do you do tar and gravel roofs?

No. Our insured scope of operations is roofing and repair excluding hot tar. Low-slope work is torch-applied and self-adhered SBS and single-ply membrane.
